81 acres of private mountain land in Gate City Virginia with trails, wildlife, mountain views, and infrastructure already in place for hunting, recreation, or homesteading. This rare property offers the kind of freedom, flexibility, and usable acreage that is becoming increasingly difficult to find. Made up of four surveyed parcels totaling approximately 81 acres, the land features miles of established trails, multiple build sites, plenty of road frontage, and multiple access points throughout the property. Abundant wildlife including deer, turkey, bear, bobcat, coyote, raccoon, and squirrel make this a true hunter's paradise. Whether you are looking for a private hunting retreat, weekend getaway, future homestead, or a place to build your forever home, the possibilities here are wide open. The well maintained 2001 doublewide offers approximately 1,976 square feet with three bedrooms, two bathrooms, two living areas, and a bonus room that could easily serve as an office, guest room, or additional bedroom. A gas fireplace anchors the open living and dining area, while the covered front porch captures sweeping mountain views and the peaceful setting surrounding the home. Recent updates include a new deck, newer roof, heat pump, and a Generac propane whole house generator. The home is connected to public water and also has an older well that may still be accessible. The septic system services both the home and barn. The impressive 36 x 56 barn was designed with an engineer's eye and built for function. Features include a concrete floor, mini split system, walk in cooler with WiFi CoolBot system, beam and crane for lifting, generous storage space, and a 12 x 56 addition for heavy equipment. Inside the barn you will also find a bunk house complete with full bathroom, double queen bunk bed, and kitchen or flex space, offering flexibility for guests, hunting weekends, or potential income producing use. For years this property has been a place for gathering, outdoor adventure, and making memories. From evenings around the fire pit to quiet mornings overlooking the mountains, this is the kind of property people hold onto for generations.
