Home Inspection FAQ

A professional home inspection is often one of the final hurdles between you and your new home, but what exactly is a home inspection and do you really need one? We'll answer those and other important questions below. We'll update this list as more questions come in.



What is a home inspection?

A home inspection is an examination of the systems and structure of a home, performed by an objective professional.


What all is covered in a home inspection?

A standard home inspection should include inspection of the structural components of the house from the basement and foundation to the attic and roof (visible insulation, walls, ceilings, floors, windows, doors) as well as the heating, central AC, interior plumbing, and electrical systems.


A standard home inspection may NOT cover hidden issues like asbestos, mold, or pests or issues in areas inaccessible to the inspector like septic tanks or wells. Some states and certain lenders require pest inspections, but otherwise, it is up to the buyer to decide whether or not this type of inspection should be made. If you aren't sure what to do, you can talk it over with your BRP Agent.


Do I Really Need a Home Inspection?

Yes. A professional home inspection can uncover issues with the home that a buyer or agent are not trained to see. A home inspection gives you the opportunity to asses all possible problems or areas in need of repair BEFORE you make the purchase so there are no surprises afterwards.


Where Can I Find a Professional Home Inspector?

When it comes to finding a professional home inspector, it's important to place quality over price in order of importance. You can start by asking friends or family who they would recommend, or you can always ask your BRP agent for a suggestion. If you prefer to do the research yourself, look for inspectors who are members of a professional inspector group like ASHI or InterNACHI.
