5 Ways To Show Your Home Virtually

Social distancing in the age of coronavirus has shut down open houses and limited in-person showings across the country, making it challenging for home sellers to show off their home to potential buyers. However, using the latest technological trends, sellers can still offer an in-depth look at their home with virtual showings.

In fact, the National Association of Realtors recommends virtual tours as a safe way to market your home while avoiding face-to-face contact.

There are a few different ways to conduct virtual showings, and the best option for you depends on factors like time, budget, and the type of space you’re marketing.

Video Tour

One of the simplest options is to use a smart phone camera to record a video as you walk through your home. You can make comments as necessary while recording the video to highlight certain features of the home.

Live Tour

Another option is to do a live video tour of the house with the potential buyer using Facetime or another video application. This is a great option, because it allows potential buyers to ask questions in real time and to request to see additional details if desired.

Virtual Open House

Another option gaining popularity is the concept of a virtual open house. Using tools like Zoom, you can schedule a time to live stream a home tour for multiple potential buyers at the same time.

3D Tour

3D tours are one of the more high-tech and expensive virtual tour options out there. 3D tours require a special 3D camera to capture home images that have to be uploaded into a proprietary software program in order to get three-dimension visuals.

Virtual Staging

Another high-tech option, virtual home staging uses specific software to simulate new décor features in a property. Like traditional home staging, virtual staging is a great tool to help buyers connect with a home emotionally. Unlike traditional home staging, virtual home staging allows for more options that would generally be cost or time prohibitive.
